Many real estate agents are pushing the service of a website dedicated to your luxury home for sale in Seattle.? Other than sounding innovative, I?ve always wondered what sellers think they?re getting out of this service.? I?ve developed five criteria to help plan this website and ensure it provides positive results.

This seems like common sense but, in the internet world, developing a solid plan with measurable objectives will give your Seattle real estate agent the ability to effectively tailor the website.? A couple of questions you should be asking yourself are as follows:
How much is my Seattle real estate agent willing to spend on this website?
You can have great ideas for a website with tons of effects but if it?s not a template your agent already has built, your real estate agent will likely have to go buy it.? If your agent can?t find it, are you willing to spend over $5,000 on a customized website for your luxury home for sale in Seattle?? My initial recommendation is that you do not need a customized website.? Leave that sort of thing to Olive 8 and Escala condos.
Do I want people to be able to find me through a search or with pay per click (PPC)?
This falls in the realm of advertising and I?ll go into a little more depth farther down the post.? If you want someone to be able to search ?luxury homes for sale in Seattle?, there are certain techniques your real estate agent will have to employ over several months, specifically Search Engine Optimization (SEO).? A pay per click is easier to achieve but can run up a marketing bill relatively quickly.

For example, my website at visumrealestategroup.com is the domain for Visum Real Estate Group.? However, I also have and Internet Data Exchange (IDX) built through a subdomain:? visumrealestategroup.idxre.com.? The second url, visumrealestategroup.idxre.com is actually a subdomain of idxre.com.? If the website dedicated to your luxury Seattle home is a subdomain and not actually the domain, then it?s not really its own website.
The purpose of your site will typically will usually fall into two criteria:? a nice looking website as a destination for PPC or a well developed site that is competitive on Google and other search engines.? Personally, I think it?s worth it to build the website that will compete.
2.? Identify key words that you want to rank well in.
So, let?s assume you want your luxury home for sale in Seattle to compete on Google and other search engines for certain queries.? Some top queries you may be considering are ?luxury homes for sale in Seattle?, ?luxury Seattle homes?.? However, these key words are highly competitive and fortunately for you, buyers search locally when it comes to real estate.? Thus, you may be better off targeting ?luxury homes for sale in Queen Anne? or ?luxury Median homes for sale?.? Determine how to locally target certain demographic and go after those words.? Also, think out of the box for professionals relocating for work and foreign investors.? I have a few other ideas if you want more specific guidance.
3.? Develop a long-term plan for Search Engine Marketing.
Once you know the type of website you are creating, its purpose, what and who you want to target, then you can begin building the content of the website.? I won?t belabor the point here but your Seattle real estate agent should understand the basics of SEO to include key word density, meta data, titles versus h1, h2, etc, and in bound links.? If your agent doesn?t have the expertise to build a successful site, you may consider hiring additional support from an SEO specialist.? There are a million SEO specialists geared to real estate so it shouldn?t be hard to find one.? The challenge will be to identify your budgetary constraints.? How much are you willing to spend on SEO and in bound links?? Hopefully, your Seattle real estate agent already has a few strong sites and can build your site in tandem.
4. Plan to advertise aggressively and consistently over one year.
The bottom line is that not all luxury homes in Seattle will sell quickly.? Some luxury homes take years to sell as your are looking for a very specific buyer.? Thus, you have to plan for the worst and hope for the best.? You need to assume that you?ll be advertising for one year, budget out for this time, and advertise your home aggressively.? The most common is pay per click (PPC) and there are some unconventional routes you can take with real estate.? Of course, you want to first target your high end real estate magazines but look at venues like CNN, Forbes, and other tech heavy routes.
5. Scrap everything we?ve talked about and do not create a dedicated website.
I wanted to publish some tips on how to effectively create a website for a luxury home for sale in Seattle.? However, in my opinion this is not the ideal route to take.? It can take up to six months to build the integrity of a website and build legitimacy on search engines.? This is time wasted for your home.? You are better served in placing your luxury home for sale on an already established site and spending all the money on advertising for that inner page.? You lose a little pizzazz with this route as it removes a talking point in a seller?s presentation but it?s more effective.? Don?t let anyone fool you into thinking you?re going to quickly be competitive on search engines with a new site ? you are not.
