6% Real Estate Commission

For the seller, this commission is a big expense. Many agents are willing to negotiate the real estate commission. If the seller is willing to compromise with the agent and perhaps do some of the legwork involved with the process, many agents will work with the seller to come up with a reasonable fee.

Negotiating real estate commissions

One reason that agents are willing to negotiate is that it is become easier for sellers to sell houses without the help of an agent. If a seller is just looking for a listing and is willing to show the house without an agent and the property is in New York City, RealDirect will charge a monthly fee of $395 or a commission of 1 percent for distributing the listing. Even with these smaller fees, the seller?s agent must still be paid, so there is an additional commission of 2.5 to 3 percent to consider. Still, this is a better deal than real estate agents offer sellers, but it?s only worthwhile to sellers who are confident in their ability to close the deal.

More low-cost do-it-yourself services like ZipRealty put pressure on agents to compete with lower prices as well.

If you?d prefer a full service broker but still want a reduced price, be willing to shop around. While agents are more likely to be willing to reduce their commissions if your home has a high value, today?s slower real estate market means the agents who haven?t given up their job are competing for fewer salable properties. Talk to several agents from different brokerages and ask for a reduced rate from each. The more agents you speak with, you?ll be able to have a better who will do the best work for you at the best rate.

By law, commissions must be negotiable; otherwise, the industry would be guilty of price fixing. The 6 percent commission is ingrained in the collective consumer consciousness, and that?s the way real estate brokers like it.

Even reducing a commission by 1 percentage point could save thousands of dollars. Not exploring reduced commissions would be a sign of financial mismanagement. I understand that for a large transaction, a 1 percent point difference might seem negligible, but this is real money you can save, thousands of dollars, just by shopping around and negotiating. This is not saving two cents a gallon by driving out of your way to an off-brand gasoline station; this has an immediate impact on your finances.

BSkyB dishes out $1.6 billion to appease investors (Reuters)

LONDON (Reuters) ? BSkyB will hand out 1 billion pounds ($1.6 billion) to placate investors who lost out when a phone-hacking and police corruption scandal forced News Corp to drop its bid for the satellite broadcaster.

BSkyB, whose board on Thursday voted unanimously to keep the embattled James Murdoch as its chairman, will return 750 million pounds to investors with a share buy-back and a further 253 million via a 20 percent boost to the final dividend.

News Corp agreed to take part in the buyback to prevent its stake from creeping above its current 39 percent, BSkyB said on Friday. Any increase would have been politically contentious while the phone-hacking scandal hangs over the company.

"We view the share buyback announcement as positive, particularly given News Corp have agreed to participate," one of BSkyB's 10 largest shareholders told Reuters.

"The 750 million pounds quantum is sensible and allows a balanced approach between returning cash to shareholders while maintaining financial flexibility to pursue growth opportunities," the fund manager said.

BSkyB also released full-year results that beat expectations for sales and profits, though a slowdown in customer additions showed the impact of economic weakness and perhaps the fact that management attention had been focused on the failed bid.

Shares in BSykB initially rose slightly on the news but by 1252 GMT (8:52 a.m. EDT) had moved into negative territory, trading down 0.6 percent at 711.5 pence, broadly in line with the wider market.

"Ordinarily, one might expect a buyback of this size, equivalent to 7 pct of share capital, to lead to both decent upgrades and a decent share price reaction," said Alex DeGroote, media analyst at brokerage Panmure Gordon.

"Our sense is that Sky faces a challenging 2012 in terms of its core business. The company gave an impressive performance in 2010/11, but the management that delivered it probably didn't expect the plc to remain a going concern in FY12," he said.

GROWTH CONCERNS

As well as being a consolation prize for investors and for News Corp -- which will make 390 million pounds instead of the hoped-for consolidation of BSkyB's substantial cash flows -- the move may signal a shift at BSkyB if growth begins to slow.

"While there's still concern about growth, they may be more open to share buybacks, and that potentially helps News Corp as well," said Ian Whittaker, media analyst at Liberum Capital.

Shares in BSkyB have fallen by more than 15 percent since the News Corp bid premium evaporated and the long-simmering phone-hacking case erupted into a national outrage this month.

Allegations of hacking at a title since closed by News International, News Corp's British newspapers unit, in particular reports that journalists accessed the voicemails of murder victims, have triggered a judicial inquiry and calls from some politicians to cap Murdoch's media ownership.

There have also been allegations of payments to police officers for information and overly close links between News International personnel and senior police officers. Two of Britain's most senior officers have already handed in their resignations.

This makes any renewed approach for BSkyB, whose current market value is $20 billion, a distant prospect.

STRONG CASH FLOW

BSkyB's appeal to News Corp was highlighted as the broadcaster reported a 51 percent jump in adjusted free cash flow to 869 million pounds on the back of a 19 percent increase in core profit to 1.4 billion.

The broadcaster, which offers broadband and telephone services in addition to its core premium sports, movies and drama pay-TV offerings, increased revenue by 16 percent to 6.6 billion pounds, beating analysts' forecasts.

"Given the tough environment, we're pleased with our growth this quarter," BSkyB Chief Executive Jeremy Darroch told journalists on a conference call.

In a sign that its subscribers may be feeling the pinch as the British economy struggles, the company said average revenue per user (ARPU) dipped to 539 pounds per year at the end of the fourth quarter from a rate of 544 pounds in the third.

BSkyB said a technical issue related to less frequent publishing of a magazine was largely to blame, but its number of TV customers rose by just 40,000, well below the expected 60,000, taking the total TV customer base to 10.2 million.

Rival Virgin Media, which sells TV and telephone services alongside Britain's fastest broadband, this week said it had lost 36,000 cable customers but extracted higher spending from the ones who remained.

BSkyB has frozen subscription prices until next year, and Darroch said he expected the consumer environment to remain difficult. Britain's economy barely grew between April and June, according to figures released this week.

Nonetheless, Darroch said BSkyB remained focused on organic growth, and the company said it had won rights to broadcast Formula One racing in a partnership deal with Britain's state-owned BBC.

The dividend lifts BSkyB's payout for the full year by 20 percent to 23.28p per share, creating a total dividend pot of 405 million pounds of which News Corp, as 39 percent shareholder in BSkyB, will get about 160 million.

News Corp has seen its stock fall more than 10 percent on fears of reputational damage to the wider group, wiping billions of dollars off its market value and shaking Rupert Murdoch's grip on the media group.

As well as derailing the planned buyout of BSkyB, the scandal forced Murdoch Snr to shut the 168-year-old News of the World tabloid at the heart of the scandal and rocked the British political establishment.

Asked on Friday why BSkyB's board had decided to keep James Murdoch as chairman while investigations by police, a top judge and a parliamentary committee continue, Darroch said: "It's not for me or for Sky to preach as to the outcome of those."

James Murdoch, who is head of News Corp's international operations, and is based in Wapping, the HQ of the UK newspaper operations, has already appeared before the British Parliament's Culture, Media and Sport Committee to give evidence on the phone hacking scandal.

On Friday the committee said he would probably be recalled to clarify details following claims his evidence was "mistaken.

Boomers worry about finances, health costs (AP)

WASHINGTON ? The "golden years" may lose some luster for many baby boomers worried about the financial pressures that come with age

Many of the nation's 77 million boomers are worried about being able to pay their medical bills as they get older, a new poll finds. The concern is so deep that it outpaces worries about facing a major illness or disease, dying, or losing the ability to do favorite activities.

Another major concern among the boomers: losing their financial independence.

The struggling economy, a longer life expectancy, ever-increasing health care costs and challenges facing Social Security are putting added pressure on the boomers, those born between 1946 and 1964.

According to the Associated Press-LifeGoesStrong.com poll, 43 percent of boomers polled said they were "very" or "extremely" worried about being able to pay for their medical costs, including long-term care. Almost the same number, 41 percent, said losing their financial independence was a big concern.

"I always say I am going to work until I'm in the ground," said Ellie Krall of Manalapan, N.J., one of the boomers polled. "I don't see myself being able to fully retire like people were able to do years ago."

Krall, 50, manager of an orthopedic office and mother of an 18-year-old son in college, said she's worried about paying for health care costs down the road and isn't banking on Social Security.

The oldest boomers are turning 65 this year, but it's the younger ones like Krall who might be feeling more apprehension.

"Boomers are not all created equal," says Olivia Mitchell, professor at the Wharton School of the University of Pennsylvania and executive director of the Pension Research Council.

Many older boomers still have a defined benefit pension plan, probably some decent retiree medical insurance and Social Security, said Mitchell, a boomer herself who has studied pensions and retirement extensively.

"The youngest boomers ? the people who were born in the 60s ? face more uncertainty about their pensions, their Social Security, their housing and their medical care," Mitchell said.

Her advice: "Push your retirement back two or three or five years if you can. As long as you are still working then you're not drawing down on your nest egg," Mitchell said in an AP interview. "What most people don't realize is how expensive it is to live in retirement."

Many people in their late 60s, and some into their 70s, are still working. According to the Bureau of Labor Statistics, 29.1 percent of people aged 65 to 69 worked at least part-time last year. And almost 7 percent of people aged 75 or older were employed in 2010.

One significant cost facing new retirees is health care. A study by Fidelity Investments estimated that a 65-year-old couple retiring this year with Medicare coverage would need $230,000, on average, to cover medical expenses in retirement. The estimate factors in the federal program's premiums, co-payments and deductibles, as well as out-of-pocket prescription costs.

The projection does not factor in long-term care, such as the cost of living in a nursing home ? something most boomers in the Associated Press-LifeGoesStrong.com poll haven't planned for yet.

Some 83 percent of boomers polled said they do not have long-term care insurance, a private policy that helps pay for nursing homes or in-home care costs not covered by Medicare.

Larry Plotkin, 60, of Wheeling, Ill., doesn't have the insurance but says he and his wife have thought about it.

"The problem with it is that as you get older, the cost goes up," said Plotkin. "At a certain point, it might not be worth it."

Costs for long-term care insurance can range from $1,000 to $8,000 a year, depending on age, health conditions, policy term and other factors.

"It's a tough sell," says Paul Fronstin, director of health research and education at the nonprofit Employee Benefit Research Institute. "Even someone in their 60s might look at it and say it's going to be 20 years before I need long-term care, so why buy it now."

Boomers also didn't fare so well in other later-life planning, such as legal wills and health care proxies.

Forty-percent of the boomers polled said they had a legal will to spell out how their possessions should be distributed after death.

Fewer boomers ? 34 percent ? had health care proxies and living wills. The living will allows people to document their wishes concerning medical treatment, and the proxy is a medical power of attorney that allows for the appointment of a trusted person to make medical decisions in case an individual is unable to do so.

The AP-LifeGoesStrong.com poll was conducted from June 3-12 by Knowledge Networks of Palo Alto, Calif., and involved online interviews with 1,416 adults, including 1,078 baby boomers born between 1946 and 1964. The margin of sampling error for results from the full sample is plus or minus 4.4 percentage points; for the boomers, it is plus or minus 3.3 percentage points.

Knowledge Networks used traditional telephone and mail sampling methods to randomly recruit respondents. People selected who had no Internet access were given it for free.

While survivors evacuated the buildings, including ones that house other government offices and Norway's leading newspaper, word came that someone had opened fire on an island about 20 miles (35 kilometers) northwest of Oslo.

Stoltenberg told reporters that he had spent every summer since 1974 on Utoya ? "my childhood paradise that yesterday was transformed into hell." The island hosts retreats for the youth wing of his party.

A SWAT team that had been put on alert after the bombing was dispatched to the island once the shooting began. Police official Johan Fredriksen said that means they may have taken 30 minutes to reach the island.

Survivors described a scene there of terror. Several people fled into the water to escape the rampage, and police said they were still searching the lake for bodies.

Asked whether all victims at Utoya died from gunshot wounds or if some had drowned, Stoere, the foreign minister, said "you will likely see a combination."

A 15-year-old camper named Elise who was on Utoya said she heard gunshots, but then saw a police officer and thought she was safe. Then he started shooting people right before her eyes.

"I saw many dead people," said Elise, whose father, Vidar Myhre, didn't want her to disclose her last name. "He first shot people on the island. Afterward he started shooting people in the water."

Elise said she hid behind the same rock that the killer was standing on. "I could hear his breathing from the top of the rock," she said.

She said it was impossible to say how many minutes passed while she was waiting for him to stop.

At a hotel in the village of Sundvollen, where survivors of the shooting were taken, 21-year-old Dana Berzingi wore pants stained with blood. He said the fake police officer ordered people to come closer, then pulled weapons and ammunition from a bag and started shooting.

Several victims "had pretended they were dead to survive," Berzingi said. But after shooting the victims with one gun, the gunman shot them again in the head with a shotgun, he said.

"I lost several friends," said Berzingi, who used the cell phone of one of those friends to call police.

An official, who spoke on condition of anonymity, said the attack "is probably more Norway's Oklahoma City than it is Norway's World Trade Center." Domestic terrorists carried out the 1995 attack on a federal building in Oklahoma City, while foreign terrorists were responsible for the Sept. 11, 2001 attacks.

Though the prime minister cautioned against jumping to conclusions about the gunman's motives, both attacks were in areas connected to the left-leaning Labour Party, which leads a coalition government. The youth camp, about 20 miles (35 kilometers) northwest of Oslo, is organized by the party's youth wing, and the prime minister had been scheduled to speak there Saturday.

Sponheim said a man was arrested in the shooting, and the suspect had been observed in Oslo before the explosion there. But he refused to confirm the suspect's identity as reported by Norwegian media.

Sponheim said the camp shooter "wore a sweater with a police sign on it. I can confirm that he wasn't a police employee and never has been."

Aerial images broadcast by Norway's TV2 showed members of a SWAT team dressed in black arriving at the island in boats and running up the dock. People who had stripped down to their underwear moved in the opposite direction, swimming away from the island toward the mainland, some using flotation devices.

The United States, European Union, NATO and the U.K., all quickly condemned the bombing, which Britain's Foreign Secretary William Hague called "horrific" and NATO Secretary-General Anders Fogh Rasmussen deemed a "heinous act."

"It's a reminder that the entire international community has a stake in preventing this kind of terror from occurring," President Barack Obama said.

Obama extended his condolences to Norway's people and offered U.S. assistance with the investigation. He said he remembered how warmly Norwegians treated him in Oslo when he accepted the Nobel Peace Prize in 2009.

Britain's Queen Elizabeth II wrote to Norway's King Harald to offer her condolences and express her shock and sadness at the shooting attacks in his country.

A U.S. counterterrorism official said the United States knew of no links to terrorist groups and early indications were the attack was domestic. The official spoke on condition of anonymity because the investigation was being handled by Norway.

MOGADISHU, Somalia ? Al-Qaida-linked militants in Somalia vowed to keep most international aid workers out of the country despite a worsening famine and the U.N. warned Friday that 800,000 children could die in the region from starvation.

Frustrated aid groups said they want to deploy more food assistance in Somalia but don't yet have the necessary safety guarantees to do so. The anarchic country has been mired in conflict for two decades and its capital is a war zone.

The renewed threat from al-Shabab means only a handful of agencies will be able to respond to the hunger crisis in militant-controlled areas of southern Somalia. And the largest provider of food aid ? the U.N. World Food Program ? isn't among those being allowed inside.

The U.N. fears tens of thousands of people already have died in the famine, which has forced Somalis to walk for days in hopes of reaching refugee camps in Kenya and Ethiopia.

The World Food Program said Friday it will begin providing food for 175,000 people in the Gedo region of southwest Somalia and to 40,000 people in the Afgoye corridor northwest of the capital, Mogadishu.

Internally displaced Somalis have been heading to the capital. The number of Somalis who arrived in Mogadishu in July ? 21,100 ? is more than four times the number that arrived in June and more than 10 times the number that arrived in May, according to the U.N. High Commissioner for Refugees.

UNICEF, one of the few groups that does operate in al-Shabab-controlled areas, said it was gearing up to deliver "unprecedented supplies" across the region.

"If we are to save lives, we need to act now, to bring in massive quantities of medicines, vaccines, nutrition supplies into the region as quickly as we are able and then get them out to the children who need it most," said Shanelle Hall, director of UNICEF's supply division.

Somalia is the most dangerous country in the world to work in, according to the U.N.'s World Food Program, which has lost 14 relief workers in the past few years. WFP pulled out of Islamist-controlled southern Somalia after the rebels demanded cash payments and other concessions.

The militant group al-Shabab began to ban aid agencies in 2009, fearing the groups could host spies or promote an un-Islamic way of life. Earlier this month, al-Shabab appeared to indicate it would soften its stance amid the hunger crisis.

But on Thursday, spokesman Sheik Ali Mohamud Rage said aid agencies the group had previously banned are still barred from operating in areas under its control. He called the U.N.'s declaration of famine in parts of Somalia this week are politically motivated and "pure propaganda."

A spokesman for the World Food Program in Nairobi called al-Shabab's new stance "frustrating" but said WFP is trying to resolve the impasse.

"We are appealing to all parties for immediate access to save lives. We want to go in there. We're ready to move. We think a huge operation is needed. We've got all options ready to go, land routes, airlift, whatever it takes," said spokesman David Orr.

The United Nations estimates that more 11 million people in East Africa are affected by the drought, with 3.7 million in Somalia among the worst-hit because of the ongoing civil war in the country.

Somalia's prolonged drought devolved into famine in part because neither the Somali government nor many aid agencies can fully operate in areas controlled by al-Shabab.

On Wednesday, the U.N. declared a famine in the Bakool and Lower Shabele regions of southern Somalia. WHO's representative for Somalia warned Friday that the conditions for declaring a famine are expected to be reached soon in two further parts of southern Somalia ? Juba and Bay.

Melissa Fleming, a spokeswoman for the U.N. refugee agency, said waiting until people cross into neighboring Ethiopia and Kenya would mean many Somali women and children will starve to death before they reach the camps.

As of last week, nearly 440,000 people have arrived at eastern Kenya's Dadaab refugee camp ? the largest in the world, according to the UNHCR.

The U.N. food agency also plans to airlift aid to Mogadishu, WFP spokeswoman Emilia Casella told reporters in Geneva. WFP also says it is "scaling up" efforts to reach those in what are believed to be newly accessible areas in the militant-held south.

In Britain, Prime Minister David Cameron urged European countries to commit more aid to famine-hit countries in Africa. Britain already has spent about $146 million.

"Other countries are not doing as much and frankly they need to do more," he said after meeting with members of the Somali community in Birmingham, England, on Friday.

Low 'Health Literacy' Hazardous to Your Health | Fitness and Health

FRIDAY, July 22 (HealthDay News) ? If you have low ?health literacy,? defined as having difficulty understanding medical information, your health may be at risk.

In a review of 96 published studies, researchers concluded that low health literacy is linked with many types of poorer health outcomes and poorer use of health services.

?There are no real surprises here,? said study author Nancy Berkman, senior health policy research analyst at RTI International, a North Carolina-based organization that conducts health research.

The report is published July 19 in the Annals of Internal Medicine, and was funded by the U.S. Agency for Healthcare Research and Quality.

About 80 million Americans have limited health literacy, the researchers report, and that puts their health at risk.

?If you don?t understand what is going on, what is being written, this can have a negative impact on your use of health-care services and your health outcomes,? Berkman said. ?It?s imperative you do what you can to understand the communication from the health-care system.?

The review found that low health literacy was consistently linked with a number of poor outcomes. These include more hospitalization, a greater use of the emergency room services, less frequent mammogram screenings, less frequent flu vaccinations and a poor ability to take medicines correctly or understand labels and health messages.

Among older people, low health literacy was linked with overall worse health status and higher mortality rates.

They did not find a firm link between poor health literacy and some other health conditions and outcomes. These include access to care, some health behaviors, taking medicine on schedule, severity of asthma, diabetes or high blood pressure control, among others.

The studies also didn?t provide firm evidence about one type of health literacy ? a skill called numeracy, which helps people do such things as measure blood glucose and adhere to medicine regimens and outcomes.

While a person?s cognitive skills would play a role in how literate they are, the study did not examine this, Berkman said.

The findings came as no surprise to Rima Rudd, a senor lecturer at the Harvard School of Public Health who is the principal investigator for Health Literacy Studies.

While the review is sound, she says, ?this offers only half the picture.? The problem is not just people?s low health literacy, but the inability of some health-care providers to communicate information in a way their patients can understand, Rudd said.

Rudd said patients can demand that health-care provider speak ?in every day words.? If you don?t understand what a health-care provider is telling you, in print or in words, she suggests asking something like this: ?I am sorry, but I haven?t had your training. Can you use everyday words??

Ask questions if you don?t understand, Berkman added, and don?t be shy about asking again and again if necessary. Taking someone with you to the doctor?s office can also help, she said.

In an editorial accompanying the study, Cynthia Baur, of the U.S. Centers for Disease Control and Prevention, said the findings reinforce the idea that health communication materials have to be pre-tested with target audiences, among other practices, to be sure they are effective.

Lollapalooza YouTube Stream: Site Will Also Offer Coverage Of Austin City Limits

NEW YORK ? YouTube will live stream Lollapalooza and Austin City Limits in the video site's continuing push to bring music festivals to digital screens.

The Google Inc.-owned YouTube will announce Friday that it will present online coverage of the festivals, two of the summer's largest. YouTube has previously streamed festivals such as Tennessee's Bonnaroo, San Francisco's Outside Lands and, earlier this year, Southern California's Coachella Valley Music and Arts Festival.

Lollapalooza and Austin City Limits, both produced by C3 Presents, will be presented with extensive live concert coverage from the various festival stages. Dell and Advanced Micro Devices, Inc. will sponsor the streaming.

Chicago's Lollapalooza takes place Aug. 5-7 and will be promoted with a "Lollapalooza Week" on YouTube. Exactly which acts will be streamed is yet to be announced, but this year's top performers include Eminem, Foo Fighters, Coldplay, Muse and My Morning Jacket. It's the 20th anniversary for the Perry Farrell-founded event, which began as a touring festival.

"For those of us who can't make it ? we have YouTube," said Farrell in a statement. "Be a voyeur to this year's Lollapalooza. Watch as musicians offer their souls and the crowd devours them. You just may forget that you aren't really there."

Austin City Limits, which runs from Sept. 16-18 in the Texas capital, is celebrating its 10th anniversary. Its acts include Kanye West, Stevie Wonder, Arcade Fire, Coldplay and My Morning Jacket.

For YouTube, the deal represents growth toward an increasingly robust digital festival-going experience. Streaming festivals is appealing to the site because sponsors like having their names attached to the well-known events, and users typically stay longer than they might for three-minute videos. Viewing length can average nearly an hour.

"This allows us to showcase multiple artists each day, which is really exciting to users," says Dana Vetter, YouTube's music marketing programs manager. "And we can hope to expect longer viewing times from people who catch one set and trickle into the next one."

How many tune in will depend partly on which acts are streamed, but online audiences for festivals often number in the tens of millions and can even ? over the full weekend ? rival the audience YouTube attracts for live events like the royal wedding in April. About 72 million people watched YouTube's coverage of Prince William and Kate Middleton's wedding.

"In the past 12 to 18 months, we've come a really long way in terms of live music," said Vetter. "There's a huge audience connected with these things. The trajectory of live music has come a long way and we hope to see it continue."

There will be a primary live stream of performances as well as a secondary feed of the backstage areas and interviews. Interactivity with Facebook and Twitter will also be integrated. Videos will remain on YouTube for four weeks after the festivals.

In the last few years, mega-festivals have increasingly spread into the digital space where music fans unable to make the trek (or those who simply would rather avoid mud and heat) can follow along online. Vevo, the joint venture of Universal Music Group, Sony Music Entertainment and Abu Dhabi Media Co., streamed acts from this year's Bonnaroo. National Public Radio will webcast this year's Newport Folk Festival (July 30-31) and the Newport Jazz Festival (Aug. 6-7).
